Plumas Pines

plumas-pines

Plumas Pines (sometimes referred to Plumas Eureka Estates) is a well-established master-planned community, consisting of homesites (lots), single-family custom homes, and multi-family condominiums (Villas).  Add to that the 18-hole Golf Course, PLUMAS PINES GOLF RESORT, and the very-popular LONGBOARD’S Bar and Grill.

Within the Plumas Pines neighborhood are the Eureka Springs Subdivision and The Villages.  Most all properties are served water and sewer by the Plumas Eureka Community Services District, however, not ALL.  Check with your Realtor to determine, as many properties may have an independent septic/leachfield system.  The Pool and Tennis Courts are located off of Cottonwood Drive and are available for use by either purchased membership or a daily fee.

Smith Creek Ranch

Smith Creek Ranch
So beautiful – you’ll have to pinch yourself!  Smith Creek Ranch is the ultimate neighborhood!  This hidden gem is accessible thru the Goldridge Subdivision and is tucked into meadows, forests and vistas … and yet, only a stone’s throw to downtown Graeagle.  Flanked at the east end by Eureka Peak, and Penman Peak on the Northwestern boundary — with Smith Creek running through the middle!  The extraordinary property has it all… Large parcel sizes range from 10, 12, even 28 acre parcels.  Complete stream restoration was recently completed, bringing in lots of wild birds, water fowl, deer…. nature abounding.

Privately owned road (Smith Creek Drive) underground utilities, septic tanks and wells for water is the norm here.  Governed and controlled by the Homeowners Association creates a lovely ambiance and many architecturally aesthetic dwellings, a special lifestyle that only exists here.

Goldridge Estates

goldridge
Just off the County road, somewhere between Graeagle and Plumas Pines, you will find the lovely neighborhood we call Goldridge Estates.  Established a few years back by MacGregor Dawson and family – it really is a nice opportunity for building – or buy an existing home.  Lots range in size from 1/2 acre to 2 acres.  Roads are paved and county maintained.  Each parcel would require an independent septic/leachfield system (check with Plumas County Environmental Health Dept. for requirements… or better yet – ask your Realtor®!) Water is served to the property by Graeagle Water Company,  however, the property owners within the development are owners in the “Smith Creek Mutual Water Co.”

Sierra Estates

sierra-estates
Amazing with stunning views – Sierra Estates is definitely one of the most premiere locations in all of the Mohawk Valley.  Parcels are very large – 10 acre minimum and some as large as 15 acres.  Currently there are only eleven parcels in Phase One of this unique neighborhoods developed by Sierra Pacific Industries.  The zoning allows for horses and parcels are large enough to accommodate a barn, corral, etc….  360 degree views provide for a-lot-of-elbow-room-lifestyle!

The main road, Sierra Estates Drive, is paved and county owned, maintained and plowed.  There is a Homeowners Association to over-see the Design Review Guidelines and Architectural Review.  Underground utilities, water wells and individual septic tank/leachfields are the  norm here.  There are plans for future expansion, which will encompass many acres toward the western boundary.  These too will be large parcel sizes and would likely require private roads.

One look and you’ll fall in love!

Mohawk Meadows

Mohawk Meadows
This special neighborhood is a true “GEM in the Sierras”… as you drive through the entrance from Highway 89 and meander thru the open lush meadows, grazing cattle, you quickly get the feeling — I could live here!

Located in the “heart” of Mohawk Valley, Mohawk Meadows offers convenient year-round access…. underground utilities, maximum privacy and tranquility, as well as aesthetic architectural standards.  The 350 acre subdivision is divided into just a few large parcels and 25 panoramic view lots averaging in size of 3 to 4 acres each.  Most all homesites are built-out, displaying true mountain architecture and beauty.

All property owners at Mohawk Meadows are members of the Mohawk Meadows Home Owners Association.  A primary purpose of the Association is to maintain the private roads serving the community and to provide snow removal during winter months.    The Association also provides structural fire protection through a contract with the Graeagle Fire Protection District.

Whitehawk Ranch

Whitehawk entrance
Whitehawk Ranch is a planned development which provides for 455 units on approximately 956 acres.  Located in the southern section of the Mohawk Valley, the founders have adhered to rigid environmental  guidelines, and the highest design and quality standards.

The Golf Club at Whitehawk Ranch won the prestigious Golf Writers Association Environmental Award in 1997 and has been rated #11 in the state by Golf Digest Magazine in 2007 and 2008.

The ranch is also home to The Lodge at Whitehawk which features a gourmet restaurant and luxurious cabins. No wonder quests return to be pampered in style on an annual basis.

Clio

clio-001
Pronounced: (cl-eye-o)

The sleepy-little-hamlet, across the Feather River.  Drive into Clio from Highway 89, cross the  bridge over the Feather River and you have entered a very unique little community!  Clio (once called “Wash”) was at one time a bustling little logging town, with the train and stage stopping through.

Discover the old and the new – (it won’t take you long) and visit with the locals there.  Boasting a new post office and their own zip code, Clio is a special treat.
